An Independent Platform for Serious Buyers
La Zagaleta does not behave like a normal property market. The best villas rarely appear on portals. Prices are not published. Transactions are completed quietly, through relationships built over years. To find the right property here, you need someone who knows the estate — not an agency that treats it as one listing among thousands.
We work exclusively within La Zagaleta. That focus gives our buyers something general agencies cannot: a complete picture of what is available, what things actually cost, and which opportunities are worth pursuing — including the ones that will never be advertised.
About La Zagaleta
La Zagaleta is the most private residential estate in Europe. Set across nearly 900 hectares of protected woodland in the hills above Marbella, within the municipality of Benahavís, the estate contains around 230 completed villas — each on a generous private plot, each subject to strict density controls that will never be relaxed.
The estate was established in 1991 on what was once a royal hunting ground. What was built here over the following three decades is unlike anything else on the Costa del Sol: two private 18-hole golf courses, a clubhouse and restaurant, an equestrian centre, a racquet club, a helipad, a full concierge service, and a dedicated security team that operates 24 hours a day. None of it is accessible to the public.
Properties range from classic Andalusian villas to new-build contemporary estates, most with panoramic views across the Mediterranean toward Gibraltar and the Atlas Mountains of Morocco. Marbella centre is 25 minutes by car. Puerto Banús is 20. Málaga Airport is 40 minutes via the AP-7.
There are no plans to expand the estate, no new plots of significance, and no comparable alternative on the Costa del Sol. That scarcity is what makes La Zagaleta what it is.
The Properties That Matter Are Not on Any Portal
The majority of significant transactions in La Zagaleta are handled entirely off-market. Owners here do not list their homes publicly. They do not hold open viewings. When they decide to sell, they speak quietly to a small number of trusted contacts — and the property is sold before most buyers ever know it existed.
We maintain direct relationships with owners, legal advisors and property managers throughout the estate. If you are looking for something specific — a particular sector, a sea-view plot, a villa with a flat garden, a contemporary home above a certain size — tell us what you need. The right opportunity may already exist.
FAQ
What is the average price of a villa in La Zagaleta?
Entry-level resale villas — typically older homes with renovation potential — start from around €4–5 million. Well-maintained contemporary villas with sea views and quality finishes fall between €8 million and €18 million. The highest tier, which includes trophy estates on the best plots with exceptional architecture, ranges from €20 million to over €40 million. Price per square metre tells only part of the story: a villa’s sector, orientation, views and plot shape have an equal or greater influence on value.
How many properties are there in La Zagaleta?
The estate currently has approximately 230 completed residences across its lower and upper sectors. A small number of original plots remain available for new construction. Building density is controlled by the estate itself, not just municipal planning rules, which means the character of La Zagaleta — spacious, forested, private — is protected by design.
Can anyone buy a villa in La Zagaleta?
There are no nationality or residency restrictions on ownership. Buyers from outside the EU who purchase property above €500,000 may qualify for a Spanish Golden Visa, granting residency rights in Spain and visa-free travel across the Schengen Area. We can connect you with a specialist lawyer who handles La Zagaleta transactions regularly.
Is La Zagaleta a good investment?
Supply is structurally limited and will not increase meaningfully. Demand has grown consistently over the past decade, driven by European and international buyers seeking both privacy and Mediterranean lifestyle. The estate’s rules protect both quality and scarcity — two factors that sustain long-term value. Because so many sales occur off-market, comparable price data is incomplete, which historically favours sellers. We can provide current market analysis on request.
Which sector of La Zagaleta is best?
The H sector and the upper estate are generally considered the most prestigious, offering the strongest sea views across the Strait of Gibraltar toward Africa. Lower estate properties tend to offer easier access, flatter plots and a different architectural character. The best sector depends entirely on what the buyer values — we can walk you through each area in detail.
